KUALA LUMPUR: Oriental Interest Bhdย  has launched Myra Idaman, an affordable housing development under Selangor’s Rumah Idaman programme, in its Myra Gardens township in Kundang.

According to a press statement on Monday, the project โ€” which is being marketed as Gardens Idaman โ€” spans 11.226 acres with a gross development value (GDV) of RM163.8 million. It will comprise 616 semi-furnished apartment units priced between RM250,000 and RM270,000. The leasehold development is scheduled for completion in 2030 and is designed as a gated-and-guarded community.

Each 1,002 sq ft unit features three bedrooms, two bathrooms, and two parking bays. Units come semi-furnished with wardrobes, air-conditioners, water heaters, kitchen cabinets, a refrigerator, television, and TV cabinet. Facilities within the development include a Central Park with a jogging track, outdoor gym, children’s playground, futsal and pickleball courts, a multipurpose hall, kindergarten, and surau.

William Lew, general manager (essential business unit) of Myra โ€” OIB’s residential property arm, said the state’s Rumah Idaman programme has played a role in expanding access to quality affordable housing.

“The Rumah Idaman programme has established a strong benchmark for making quality homeownership more accessible to first-time homebuyers across Selangor. As one of the participating developers, our role extends beyond delivering homes that meet the programme’s requirements,” he said.

The group announced that both Gardens Idaman and its upcoming Saujana Idaman project in Dengkil (launching: 3Q2026) have received provisional GreenRE bronze certification. GreenRE is Malaysia’s green building certification scheme established by the Real Estate and Housing Developers’ Association (Rehda).

Lew noted that while GreenRE certification is not a requirement under the Rumah Idaman programme, OIB believes sustainability should be integrated into affordable housing. “There is often a perception that sustainability is reserved for higher-end developments. We believe affordable housing deserves the same commitment to creating healthier, more efficient and future-ready communities,” Lew added.

Based on the GreenRE assessment, Gardens Idaman is projected to achieve 30.61% energy savings compared to the baseline, while reducing operational carbon emissions by an estimated 337 tonnes of carbon dioxide equivalent per year. Sustainable design measures incorporated into the project include a high-performance building envelope, 100% water-efficient fittings, lower-carbon construction materials, reusable aluminium formwork, energy-efficient lifts, low volatile organic compound paints, and natural daylight optimisation.
